This farm, of just over 700 ha, with extensive infrastructure for sheep farming and pomegranate orchards, just coming into production, has tremendous potential for various farming activities.
A new main house with a capacious store was built in a secluded area of the farm ensuring total privacy for the owner, while the original farmhouse (with a bit of TLC) can be used for a foreman or for extended family.
Accommodation:
The two-storied main house is situated in a well fenced,16 Ha camp in a valley. The location was chosen to ensure privacy and safety. The house and surrounding buildings are completely off the grid. The modern main house (420m2 – without the wrap-around stoep area) consists of an open plan
lounge, dining room kitchen area with an adjacent laundry. Two large bedrooms and two bathrooms (one e-nsuite) are on the lower level. A guest toilet is also on the lower level. A cavernous braai room leads from the dining room and opens to the outside. A cosy wooden fireplace in the dining room area ensures a well heated living space. On the first level is a study and reading area leading into a large open area that can easily be converted into three extra bedrooms and a bathroom. There are more than enough built-in cupboards through the house and all the finishes are of the highest standard. All the windows and glass doors (on the lower level) are double glazed, ensuring little heat transfer from inside or outside the house. Some exclusive furniture in the main house will be included in the sale of the property.
An 80 m2 stone cottage, equipped with a bathroom, own geyser, water and electricity, was built by the owner near the main house. The cottage still needs a ceiling and floor tiles, but is habitual. It could be used for an Airbnb or for the extended family of the owner
In the original farm house, there are four bedroom areas, a lounge and kitchen area and one bathroom. There are possibly some yellowwood flooring in some of the rooms. A traditional loft (with a high door) is still intact. The house needs some renovations but is inherently sturdy.
Three labourer’s cottages with water and electricity are situated near the original house (non are occupied).
Store rooms and sheds
Next to the main house is a 360m2 store with inside shower, 2 toilets and 2 additional rooms that can be used as an office and an insecticide and other poisonous substances store. The store has an additional overhang or awning of about 120 m2. The store is currently being used for garages, workshop and storage space.
At the original homestead are several sheds that can be used for storage of fodder or garages for implements and vehicles.
Farming activities
About 3 000 pomegranates trees in two orchards, under drip irrigation, are just coming in production.
There are extensive sheep handling facilities and kraals around the original homestead, with some sheep pens underroof. The capacity of the farm for sheep is between 350 and 400 ewes. About 300 ha of dry lands are available for grazing
Possible alternative cash crops that can be developed, include seed production for onions, etc. or the establishment of apple/pear or fruit tree orchards.
Water situation
There are two registered earthen dams near the original homestead, one of 21 000 m3 and another of 38 000 m3.
Two boreholes (one solar powered) near the main house delivering 1 000 L/h and 5 000 L/h. One borehole is unequipped.
4 Water tanks with pressure pumps are installed at the main house and connected to the main house and cottage’s water supply system.
Water allocation: There is a shared water allocation from the mountain supplying the original homestead as well as the drinking facilities for the sheep. The delivery varies between winter to summer - approximately 3 000 L/hr in the winter to 4000 L/h in the summer. Allocation is 9 to 10 days per month, therefore about 800 000 L/month.
General:
The main house and adjacent outbuildings and the stone cottage are completely off the grid with a solar electrical system consisting of a solar panel on the big shed feeding 15KVA inverters and 30 KW battery system.
Satellite phone and internet systems and hardware are installed and the new owner can transfer the contract into his name.
The whole farm and the adjoining areas are a riverine rabbit conservancy. Other wild game are also abundant in the area.
New fences have been erected around the main house – rest of the fences are in reasonable condition.
The southern faces of the mountain are covered with proteas and honey bush
At the back of the main house there is a small blue gum and wattle forest which provide firewood for the farm.
Beautiful views of mountainous areas and low lying valleys covered with fynbos.
Eskom – 22 KVA connection at the original homestead. It is currently disconnected because it is not being used.
There are no labourers currently staying on the farm, only temporary day labourers (when needed)- are used.
