The farm is situated on the Kouga River, approximately 14km from Joubertina.
SIZE:
Made up of a single title the property is a little over 175ha in extent.
DESCRIPTION
As lifestyle destination properties go, it doesn’t get much better than this. The farm lies on a bend in the Kouga River (+- 1326m frontage) and has fair access to this notoriously inaccessible, but stunningly beautiful river. The confluence of the Twee Rivier and Waboomsrivier is on the western edge of the property and the property enjoys approximately 2413m of Waboomsrivier frontage all the way to where it eventually flows into the Kouga River as well as having about 240m of Twee Rivier frontage. The southern view is dominated by towering sandstone cliffs that rise above deep emerald pools, and swing north,
and it’s all privately owned wilderness areas that further afield neighbour onto nearby Baviaanskloof. In all, there is approximately 4000m of pristine river frontage, dominated by a few of the better swimming pools I’ve encountered on all three rivers. For the athletic, there’s mountain hikes that will raise a sweat on even the most accomplished outdoor type, or try your hand at landing one of the numerous black bass that draw discerning fly fisherman to the Kouga River system.
Like many of the properties in this greater region, all the doors stand wide open, with security being a huge drawcard fringe benefit of the one road in, one road out access to this remote area.
VELD TYPES:
This property is no stockfarm. There is however a small tunnel that yields an impressive array of veges for the kitchen plus a young orchard of diverse fruit trees that will soon be in fruit. With the abundant water from the river, there is enough for both household use and small scale irrigation as mentioned above.
The vegetation is classic montaine fynbos, with an abundance of aloe ferrox, some spekboom and pockets of valley bushveld in the drainage lines. One will also find the indigenous cycad Encephalartos Altensteinni, growing here as well as many of the Euphorbia and Haworthia species.
RAINFALL:
The farm falls within the transitional summer/winter rainfall area and should expect an annual rainfall of 450 mm / annum
GAME SPECIES:
Having spent limited time on the property, I spent a lot of time looking down for sign. This proved a rewarding strategy and I was suitably impressed with the volume of tracks since the previous rain. Bushbuck and common duiker are abundant in these areas, as well as Mountain Reedbuck and Vaal Rhebuck. While I didn’t find any sign, I know that cape clawless otter would be abundant on the river, and baboons are evident everywhere.
IMPROVEMENTS:
The current owners have beautifully planned and executed the development of a bespoke riverside lodge using mostly natural building materials such as the large stones collected from along the Kouga River bed.
The central lodge area is a large modern, open plan structure offering: lounge, dining room, spacious kitchen with separate pantry and scullery plus there is a guest toilet. A large verandah out front provides the perfect outdoor living space.
The main stone cottage, which is only a few steps from the above central living area, serves as the owners’ accommodation and is complete with fireplace and en-suite bathroom.
Two matching stone cottages situated alongside the main living/entertainment area are well laid out each with en-suite bathroom and balcony overlooking the river.
A high density of flowering plants, shrubs and succulents were planted to form a spectacular garden around the lodge which also blends in with the natural surrounding fynbos. Antelope are often seen within the garden area.
There is a small storeroom / workshop facility which is fully equipped and also houses the inverter and batteries of the solar installation which provides off-grid power.
Water is pumped directly from the Kouga River into holding tanks from where it is then gravity fed to the lodge/cottages.
A large steel shed serves as a hanger on the one side and there are 4 carports along the opposite side.
The owner stores a microlight in the hanger plus there is obviously a small runway on the property.
CONCLUSION:
There are numerous properties that list themselves as “lifestyle options “, but few that can offer such a complete package. For anyone who wants space without compromising security, countless outdoor adventure opportunities and an infrastructure that requires no further expenditure, this will prove to be a very rewarding acquisition.
