This 2 522 ha farm, under six transport deeds, has laid dormant for nearly two decades. In the distant past apple and other orchards as well as a hanepoot vineyard was present, but unfortunately only some remnants of the former glory still remain.
A large portion of the farm is in the Outeniqua mountains (to the south), with beautiful natural vegetation, a perennial river and lots of natural bird- and wildlife, including leopards. Ancient ox wagon trails still provide access into the mountains.
During the past few years the major part of the arable land has cleared of alien vegetation. Infrastructure has been planned and developed to irrigate a potential 200 ha of virgin soil. Currently there are about 50 ha dry lands, 50 ha uncleared dry lands, 34 ha
irrigated lands and an additional 66 ha potential irrigated lands (based on historic orchards).
Water is in abundance - nearly 2 million m3 per year has been allocated to the property! A fountain high in the mountains supply crystal clear water to the farm through a perennial river, flowing through the farms. The available water is totally underutilised at the moment. An additional borehole (5 000 l/h) supplies the homestead with drinking water. Water is mostly delivered to some soil dams through unsealed channels.
The farm's development planning was done with the view to establish off-the-grid orchards and other cash crops on the majority of the available irrigatable land, while maintaining a good herd of sheep and cattle on the rest of the farm.
Currently there are three houses on the farm: A 3-bedroomed (175m2), renovated, main house, a one bedroomed house (50m2) as well as an old house (75m2) house in need of TLC. A covered carport, for at least 6 vehicles ensures safe parking for the owner’s vehicles.
A new capacious shed (1 500m2) is being used for the current farming activities.
The current farm is off-the-grid for all electricity needs (although Eskom is still available). There are four major solar systems installed: 36 KW/h for the houses and outbuildings, 22KW/h for the pivot’s needs, 11 KW/h for irrigation from the river and 14 KW/h for the borehole.
Good animal handling facilities exist for the existing sheep and cattle herds.
There are 9 earth dams and two covered galvanised storage dams, that are used for water storage.
An 18 ha pivot is used for irrigation of fodder, but can be converted to other cash crops.
All fencing is good, but the state of the fences high up in the mountains are uncertain.
This property is VAT registered and will be sold as a going concern (Some sheep, cattle and implements will be included).
